Your property taxes vs Toronto property taxes
I never stopped to figure out if this was correct or not
but its worth thinking about
Your property taxes vs Toronto property taxes
Just a little exercise for your blood pressure. Makes mine soar every Saturday.
But first you need to do a small calculation.
1) write down what you reasonably estimate your house would be worth on today's market.
2) get your probable 2014 property tax bill.
3) purchase a Saturday National Post, go to the back of the Post Homes section, the pages that list what a house sold for and the property taxes paid.
Now divide the worth of your house by the property taxes you pay and write down that number.
My number is 75
Now take any house listed on the Post homes page, divide the house value by your number
The result is the tax assessment that house would pay on your lot under your assessment.
Notice who is paying 30% to 60% more in taxes????
One example from yesterday's paper
111 Concorde Ave, Bloor and Ossington, actually lived a few blocks from here as a youngster
Asking price $949,900. Taxes. $4,786 (actually sold for $1,150,000)
On my lot in Port Dover. $949,900 / 75 = $12,665
Difference. $7,879
Another example
122 Hove St. Bathurst & Sheppard Ave
Asking price $827,000. Taxes $3,999. (Actually sold for $835,000)
On my lot in Port Dover. $827,000 / 75= $11,026
Difference. $7,027
Almost $15,000 from just 2 properties
So next time you hear Toronto has to keep property taxes down and the provincial and federal governments ( that means us rural taxpayers) MUST help pay for subways and infrastructure, ask why are they not paying the same property taxes we pay???
another example but from "cottage country"
Gull Lake, near Minden, 1035 Cub Trail
Asking price. $1.250,000. Taxes $6,899
In Port Dover $1,250,000 / 75= $16,666
Difference. $9,767
I realize this does not prove SFA but I feel better sharing this info. Maybe your BP will get up like mine, especially at the next all candidates meeting, locally of course.
